We are a small firm of Chartered Surveyors formed by James Cockle FRICS in 1998, and are regulated by the Royal Institution of Chartered Surveyors (RICS). We are also members of the Association of Residential Managing Agents (ARMA). We provide a bespoke service for Residential Management Companies, Wardened Retirement Developments, RTM’s, Landlords, and private Freehold Estates.
We have a team of staff dedicated to this function. Consequentially we are able to provide a very focused service, with a high emphasis on customer care and transparency. Our personalised service is tailored to the needs of each client. We are the only firm of Chartered Surveyors in the area that specialises solely in Residential Block Management.
Residential Block Management of long leasehold and freehold developments has become increasingly regulated by a number of Acts of Parliament and industry Best Practice guidance. We have the specialist knowledge to inform clients of the legislative requirements, and ensure that the development is properly run. As Chartered Surveyors we operate in accordance with the RICS Guide for Service Charged Property, and Annual Accounts are prepared in accordance with the Best Practice agreed between RICS, ARMA, and The Institute of Chartered Accountants in England and Wales (ICAEW). In summary these separate the accounts of the Management Company from the service charge accounts. This is because service charge monies are held by the Company on trust, and do not form part of the Company’s assets. As Chartered Surveyors we have the expertise to calculate the reinstatement cost for insurance purposes and oversee building repairs and improvements, usually without the need to employ outside consultants.
